Our HTML layout is a bit different than in tabs. All properties are given a thorough inspection at the commencement of the Tenancy. A detailed Condition Report is carried out. These reports provide the basis for resolution of (if any) disputes, which may arise regarding the condition of the property when the tenant vacates the property.

Interim Inspections are also carried out on a regular basis, providing you with a report on the condition of the property and any repairs/maintenance problems which may arise.

At the end of the tenancy another report is done on the condition of the property and compared to the original report done at the commencement of the tenancy.

To ensure that your property is always in line with current market conditions Rent Reviews are done on properties prior to the fixed term of the Tenancy Agreement expiring. Factors which help to determine the rental value include the general condition of the property, its obvious features, and the quality of the existing tenant and the length of the tenancy. Vacancy rates applicable in the area and the general state of the market are also important forces.

Monthly rent will be collected on or before the date fixed as per the agreement and will be deposited in the bank. A scanned copy of bank deposit slip would be emailed to you. IRO will make reasonable efforts to make errant tenants pay up on time, but shall not be responsible for non-payment by any tenant.

All the details about the utility bill payments like Property Tax, Water, Electricity, etc will be maintained in our database and a request note for the payments will be sent to you well before the final payment date. After the receipt of the payments, it will be paid to the concerned department. Receipts will be maintained in your case file and can also be sent to you on request.

End of Year Financial Statements issued every March to ensure you have worry free records for taxation purposes. Books of accounts will be maintained about the source and usage of funds. This will be handed over to you at the end of the financial year. TDS payment details will also be maintained and the details will be utilized at the time of filing Income Tax returns in India.

A quarterly or half yearly report will be sent you on all the receipts and disbursements on your account.

Inventory checks will be made at the time of entry of the tenant into your property. If there is an existing tenant, we can conduct inventory check at the time of quarterly inspection.

A complete check of inventory will be done, when the tenant is vacating the property and a detailed list of all assets and their conditions will be made. It will be compared against the inventory list annexed to the rental agreement and appropriate suggestions will be given to you based on the terms and conditions of the rental agreement.

Strict procedures are in place to ensure all repairs and any maintenance on your property is done professionally and efficiently.

We endeavour to contact all landlords by either telephone or writing detailing the extent of the repair and whether quotations are required seeking approval to do the repair.

All contact with the Tradesperson is done by facsimile ensuring that they have the full scope of the work requested as well as all the Tenants details regarding access.

However a repair of an urgent nature should be reported to what are considered to be essential services we will attend to it on case by case basis.

A daily report is printed which details any tenants which are in arrears with their rent. Letters are forwarded on a regular basis reminding them of their responsibilities under the Tenancy Agreement and the amount of the arrears. Any tenant who does not respond to the letters are contacted by telephone and advised that a Termination Notice will be forwarded to them once arrears exceed 30 days.
